The place was mostly clean, only thing was the dishes were dirty so we had to wash them before using them.

I like the property but the staff was terrible.
Location
First of all, the staff is very rude and have no manners talking to customer. It should not be rated 5 star by booking.com.
And worst thing is went we reached the property, there was no one to help us with the luggage. And they tell me that air conditioning in one room is not functioning. So I ask what can they do for me, they said nothing can be done and just say sorry.
Another thing is the breakfast. They charge me 80 NZD for a loaf of bread and some jam and milk. But when I booked in booking.com they said its continent breakfast.
The worst thing is the staff had no manners.
When I was telling them about my problem, the 2
Staff took it as a joke and laugh together in front of me.
I would like booking.com to investigate how did they give this hotel a 5 star rating.

Access from car parking to rooms is difficult with many stairs or very steep ramp. The studio is tiny and has no lake view

Aircon, washing machine and dryer and complementary laundry detergent. The bath/shower was deep and comfortable.
Parking was good however more light would be good in the car park. Stairs and step ramp hard to haul your luggage up to room. View not great. Need to have a key drop box so you dont have to go back to reception located in a different building. Very small TV.
