Samurai Stay Sugamo-Male Only

I was a bit hesitant to book here because of all the bad reviews and now I can understand why. I arrived around 3am due to the typhoon. When I arrived at the place there was no black keybox on the door and I was confused on how to get in without a key. To my surprised, I was able to slide open the door. It was unlocked. That was already a big first red flag. I thought this wouldn't get worse from there but it did. 1) The communal area is not well maintained with a lot of food stains and leftover food on the table. There's also no separate bin for cans and bottles. And beside it, there's more random trash and a pair of dirty socks. 2) There's only 2 showers in total (one on each floor) and there are about 15 "bedrooms" in total. The shower has MOLD... 3) There's no curfew to be quiet. I looked around to see if there were any rules on this but to no avail I couldn't find anything. 4. The shoe rack area was quite shocking. Disorganised and very dirty. There's a huge pile of random trash right behind it. 5. The nearest major train line is 18 mins away (JR). There's also a tram 5 mins away but it doesn't take you to any of the major areas unless you transfer. 6. And the biggest red flag of them all is coming back to the place at around 9pm. A guest was stranded outside for 30 minutes. He also didn't have a key since there was no actual "keybox" to get the key. We tried to look for the keybox everywhere but we couldn't so I had to call the property. The woman who picked up sounded impatient. She started to sound really annoyed. A third guest then arrived while this was happening and he ALSO did not have a key to get inside. Which made me think that none of the guests might not have keys and the door is unlocked the whole time to let people go in and out freely. When we finally opened the keybox, she immediately hung up the phone. I honestly have never had such a bad experience at an accommodation until now.
