Very poor

Location

For the cost per night the towels, bed and ambiance were not as expected. Noice from pool area too late in the night. Outdated decor and carpets dirty.

Meh....convenient location, but very dated rooms that need some serious attention.

The location is nice if your kid goes to SMU.

The "suite" that I paid for had wet carpet the entire stay and resembled a Soviet era prison. This place needs some serious work.

It is run down, Ive stayed in other rooms that were more kept up. It is an updated old hotel and the room we stayed in felt old and not very kept up. It needed some more renovations. In the past Ive stayed in rooms that were more in keeping with th Kimpton brand, the company that used to own it.

Moderately comfortable, didnt meet the expectations considering the cost.

The location was good, but difficult to get directly to. The design of the hotel was very calming.

The signage and directions in the halls is VERY poor. I lost count how many times I couldnt find our room. The staff is very young and poorly trained. Basic things at check in, like remembering to give me a card key or where to find the elevators seemed to elude them. When requesting to speak to a higher up, the blank stare response was all the answer received.

Dallas is very hot and humid during the summer, and this hotel makes it uncomfortable to use the A/C

Across the street from SMU. Friendly staff. Small hotel vibe.

The A/C unit in my room had only one fixed vent that is directly above the bed. When the A/C is running, very cold air blows directly into your face while you lie in bed. You can either turn the unit off or cover your head in the blankets. Also, my room must have been in the smoking section as I could smell the odor of tobacco smoke while I stayed. The smoke smell was especially pungent in the corridor outside of my room. I was there only one night, otherwise, I would have asked for another room. I checked out at sunrise just to get out.
