Pleasant
Due to low price would likely stay again
Quaint property, location not far from Portsmouth- amenities in lobby/ snacks, tea, coffee, water
The AC/heating in our room (room 6) did not work. Woke up in middle of the night and the room was 75 degrees and very hot- tried to change thermostat but it said it needed batteries and we were stuck trying to get comfortable all night due to the heat. No staff on property to ask but regardless it was 3 am so wouldnt have helped. Other than that only other thing worth mentioning which isnt the fault of the hotel but when considering location- be aware the memorial draw bridge that connects to Portsmouth is functional. We got stuck on the bridge in the cold/wind for 20 minutes and were late for a reservation.

Signage for room could be better. Got soaked in the rain trying to find entrance in the dark.

Passable
Disappointing
Close to Portsmouth, good restaurants
Everything handled like a AirBnB. No personal touch. Very unfriendly for seniors. Had to hike up two long narrow staircases to get to our tiny room, which was made worse by a slanted ceiling we kept hitting our heads on. Not a place I would stay again.

Good
For a one night stay, it was fine. However, the small room was not worth the fee charged.
Art work, cleanliness
Larger room; rooms on firs floor. Only one room available on first floor

Poor
A highly impersonal experience, with some rooms, including ours, overly expensive and not very comfortable.
The hotel is well located just across the river from Portsmouth. (It cannot be described as a waterfront property though). It is a smart looking old house.
1) We were allocated probably the worst room in the building, being one of two attic buildings. Small with sloping eaves restricting movement. 2) The property does not have permanent staff on site but draws on its sister hotels. It is virtually a self service hotel. Guests are given a code to check themselves in, for both external and internal doors. During our stay we saw staff members for a matter of a few minutes only and they had departed from the property about 15 minutes after our arrival. Guests are given a telephone number to call in case of need (the sister hotel). For overseas visitors, in particular, this is not ideal. The lack of onsite staff even resulted in my having to answer the external door to a potential guests seeking a room.
