Exceptional

Really spacious rooms with lots of storage space. Extras such as beach towels, bag, hats and umbrella all in the room. Excellent breakfast - we asked for hoppers and dahl which they made especially for us with no hassle. Quiet location close to the beach. All staff very attentive and helpful. Pamudu really ensured we had a great stay. He went above and beyond to accommodate any requests.

Great staff and accommodation- would be back!

We really enjoyed our stay at kings landing! The highlight for us was the lovely staff- Pamuda and Lakrusan were fabulous staff. We were always greeted with a smile and they helped us with any questions we had. Our room was always clean and on Christmas day they gave us a lovely cake and refreshments. We felt very well looked after.

This guesthouse with four rooms is in 5 min walking distance from the outer edge of Unawatuna beach. It is luxurious and very clean. We read before about the big bathroom and it was the biggest shower I've ever seen in my life! Breakfast was made to the time of our preference.

We were a bit unlucky with the location of our room: ground floor, along the entrance. With only one window facing the entrance, right opposite the bed, this felt a bit unprivate. The staff was very eager to help and keep things clean - maybe a bit too much as during the (daily) cleaning process, all our stuff was touched and moved. With best intentions to reach every spot of course, but still, it felt a bit weird to search for our items in all drawers without having been asked first if this is okay for us.

Very nice hotel, set in a very nice location. Claming place with nice view. Excellent room clean and tidy and has luxury facilities. Newly renovated. When we arrived, we was greeted with warm welcome. Fabulous place to visit, great hospitality. Friendly and helpful staff, making we feel like a valued guest. It has excellent private swiming pool. Room was big, nice and comfortable. Bathroom was very big and equipped with everything that needed. Strong wifi. The room facilities were top notch. Very close to the golden sand unawatuna beach. Breakfast was tastfull. The experience was gteat. Thank you entire team for making our stay truly memorable. We can't wait to return. Highly recomended if you are looking for great place to stay.

Great stay!

We had a great stay at Kings Landing. The location is ideal and not a far walk to the beach and restaurants. The rooms are big and have everything you need for your stay, the only recommendation I would make is that the blind is not thick enough so the morning light wakes you up and lights up the whole room. The 2 staff members are amazing, every day they would greet us with a fresh juice and were always around to answer any questions. The breakfast was a juice, toast, fruit platter and eggs of your choice. Also a thank you to the hotel manager who arranged a taxi for us from Colombo airport to hotel.

Larvas spoil mood, but hotel and stuff are amazing

Staff did amazing work - very cool guys, very clean rooms. Facilities are the best - they have even umbrella and hay hats for the beach We also had a private pool, a lot of options how to pay. Hotel is EXCELLENT in all points EXCEPT one cons.

Weve found larvas (baby bugs) in the head of our bed! At first guys tried to lie and said that they are not alive cause that are poisoned. but we found alive larvas, so they said that they will poison them while we are walking. These larvas werent dangerous for people - only for furniture. But its a HUGE surprise. I understand that a lot of people will not stay for a night in this case. You need to do something with this if you dont want your rating fall down. Burn this bad, it isnt normal for hotel your rank! I put your hotel 8 only because except these bugs your place was excellent and I dont want to spoil your work. You will spoil it by yourself if you will not get rid of this bed.

Superb

Lovely boutique hotel close to restaurants and the beach, I would stay again

This is a lovely hotel with only 4 rooms, we had the room with the private pool which was lush. The rooms are big and the bathrooms were also large which was nice. Breakfast was very good and I had the best coffee ever, staff and the manager were very friendly and always around to help

The whole country has power cuts which are random through the day, sadly there is no generator at the hotel but it was a minor inconvenience as we were out most of the day anyway, and the power was always on at night
