We arrived at 3.30 left at 5 for a show returned at 11.10 from a show and called a taxi at 11.20 to return home.

Staff was helpful when arriving.

The room was freezing cold, the window was leaking all our belongings that where on the ledge got soaked and ruined, the towels had long black hairs on them.

Disappointing

Very cold rooms. Even with the one small radiator full on. (Although it was probably the coldest time for a long time). Quilt covers need replacing. Room and furniture needed sprucing up.

Ideal budget base in Edinburgh

As advertised, this is a budget hotel that offers good value for money for this type of accommodation in Edinburgh. Our double room with a private bathroom was spacious, clean, comfortable, and warm. The shower was clean and modern, with plenty of hot water, white towels and complimentary toiletries. There were tea/coffee-making facilities in the room, as well as a TV. The hotels location is ideal for walking, buses and trams, making it a good base for exploring Leith and Edinburgh.

The wi-fi signal wasn't very strong in our room on the second floor, but this wasn't an issue for us.

Get what you pay for

Cheap room, good location close to transport links. Waterfall shower worked well. Shutters over windows. Tea and coffee facilities in room, decent TV.

Duvet was filthy, walls were dirty, bed was very noisy, no small lamp - only the big light. No plug sockets near the bed. Single pane jalousie window.
