The location was good right in center of everything

The rooms could have been more modern and better facilities. We were not able to put our luggage there after checkout and had to find another storage.

Well located and nice hotel

Lovely and spacious room. Very good and generous breakfast. Nice and helpful staff.

The front desk being closed from 12.30pm to 3pm. No checkin and no luggage dropping during those hours.

Very good

The location is very comfortable, 7 mins from San Marco square. The receptionist was super friendly, polite and helpful. He contacted with me right after the reservation and gave very clear instructions about the self check-in. We were able to leave our luggage after the check out. There is a coffee/tea station every morning and self service with the cookies.

Very helpful property manager/owner, and good location, good service

It was in a key location , nearest boat station/dock was ~200m, room was well lit, and clean, and also check in was very smooth.

Had to climb 2 floors on stairs, using stairs(upstair and downstair both) is challenging for my mother because of her Knee pain, so it was not very comfortable for her to climb up an down. Also it was not very clear from Booking.com that the address shown on the app is different than the address provided by property manager. I was told by the property manager that the name contains "- Annex" this represents that building is different than the one mentioned in the booking.com I was very skeptical about this in the starting, but room mateched the description and pictures in the app, so, somthing for Booking.com should do something to avoid this confusion , may be show address in the booking details properly

Excellent Value for a Great Location

Very convenient location in the heart of Venice, just a few minutes from Rialto bridge. Quaint and compact property with a quiet, closed interior open-air foyer/lobby. If you've ever stayed in Venice before, then you know that properties can be quite 'different' here.. this is no exception, but the important details were positive: comfy, clean room -- delicious self-serve coffee and cookies in the morning -- some rooms have courtyard/interior view (quiet enough to keep you window open).. some rooms have external windows onto the street - either way, you have the option of closing metal doors outside your window for quiet and privacy.

Nothing to 'dislike'.. these are small, 'no-frills' rooms. Service desk closes mid-afternoon, so its self check-in after that. We had a very difficult time finding the entrance (non-descript door) late on a rainy night.. make sure to follow street names when you're navigating with your cellphone.. and perhaps call the front desk ahead to get additional tips on finding the place if you're arriving after-hours.
