Worst experience with high price. Beware of hidden fees too.

Location. Great beach. I will stay same beach again, but DIFFERENT HOTEL

I booked an "OCEAN FRONT" room on Booking.com because the photos of the view from the room looked so beautiful, but they gave us a room with a completely different view. (Photo added) Both sides of our room are actually oceanfront, but our room's view was blocked by these rooms on both sides. I complained to the front desk, but they just said that the room was ocean front, and did nothing to us . When we book an "ocean front" room, you don't know if they give you a true "ocean front" room like the rooms on either side of us, or "partial ocean view" room like ours. I think it's too risky to spend extra money to book this hotel's "ocean front" room. Especially the reservation is non-refundable. Once you made the reservation, no change/back off. Although it was not specified when making the reservation on Boooking.com, the notice I received after making the reservation stated that a resort fee of $25 per person would be charged. This means that if you are a family of four, you will be charged an ADDITIONAL $100 per night. Again, the reservation is NON-REFUNDABLE, and you can't escape once you are trapped. The building is very old, the bathroom was dirty, moldy, disgusting (see photo), and the shower curtain had a pretty awful smell. The walls in the room were so thin that I could hear conversations in the next room. I went to the front desk to get some extra coffee in the morning, but they didn't give it to me on the spot and said it would be delivered to my room, but no one came after 15 minutes, so I called the front desk and asked again. I waited another 30 minutes, but no one came and we had to give up the morning coffee. The beach was so nice, sot next time I would stay at a different hotel on the same beach.

Disappointing

One word - disappointing.

Not much! New ownership appears to be out of touch with proper caring for customers. We were very disappointed with this trip after coming here every summer for 20+ years. Bar & restaurant limited or closed due to renovations. No entertainment on premise.

The beach chairs and umbrellas were being put away for the season! They should have remained and have been set up on the beach. Had to ask for them!

Not what we expected.

Accomodations were not what we had signed up for. Nd they refused to change them.

My wife handicapped and we had to walk up two flights of stairs.

Superb

Excellent location, friendly staff and nice value

Awesome location. The beach and pool area is simply spectacular. Staff was incredibly friendly and in good spirit even in the early morning. Free bottles of water is a nice touch. Television is easy to use. Our only issue is the tiny bar of soap that they give you for the showernot nearly big enough for even one adult

Comfortable place but way too expensive.

Ocean view when I finally got it. Comfortable beds and lots of room and quiet.

When I got there they had booked me into a cheaper room, not ocean room that I had booked for over $900. After showing proof on what I booked they up my room to the one I booked. Had to get the manager involved. Next time I will have to read the fine print better as the the tax is 15% plus a resort feel that drove the room higher. An expensive stay for 3 nights. Next time I will pay more attention. Bathroom tiles needs a good scrub as they were dirty. A generally a nice stay but I would not go back because of the price.

Disappointing

Close to beach

Rooms werent as pictured and were outdated and stuffy. It was hard to use the pool, hot tub etc because of too many guests/children.

Overpriced and pictures are deceiving

The location was nice.

My husband and I came to Cape Cod for my work conference and to celebrate our 10th anniversary. I was excited however when we walked into our room my excitement instantly changed. The room was very dated. The shower looked dirty. The air conditioning unit did not function well. It was cooler outside than in our room. My husband called and spoke to someone and they told us they were booked and nothing they could do. We offered to leave early and get a refund and they declined. We spent most of our time out of the resort and after 2 nights (scheduled for 4) we left. The resort has a lot of potential and its right on the water w a great view but the crisp beautiful pictures are VERY deceiving.
