Stay away from the room with the 2 beds as its in a converted garage and youll feel like a second class citizen amongs

Stunning grounds. Nice. location. Beautiful facilities.

We had an overpriced family room in the garage where one bed was in a large bathroom. It was rather disappointing for the price. The laundry room was on the other side of the wall which was noisy. I assume room in the main house were beautiful.

Great location, rooms and views. Enjoyed the spa overlooking the lake.

Restaurant was closed for the season but website listing did not mention this. Would have chosen a different hotel if we had known in advance.

Supremely comfortable accommodation in a stunning setting.

Beautiful location overlooking Lake Rotorua. We really enjoyed our breakfasts and wandering the lovely garden. The big bonus was the fire in our room which made the property so cosy, and we loved the hot tub after a busy and freezing day doing activities in Rotorua. Rowena and her team are doing a fantastic job of managing this property.

If anything, the decor is a bit dated, however this didn't affect how much we enjoyed our stay.We would definitely choose to stay here again.

Hidden gem

The property is lovely. The rooms and the grounds were beautiful. The restaurant offers some great options and the staff are excellent. Highly recommend this property if you're going to Rotorua.

It's a bit far away from anything so you definitely need a car to get to the center of town or any of the attractions. It's also very hard to find online. Doesn't show up in any searches for where to stay in Rotorua. Was able to find it on Booking.com which worked out nicely.

Amazing boutique hotel!

We loved our stay here! Rowena was so lovely and accommodating. Stunning location and gardens. Room was exquisite and we were very comfortable. Food was divine and Olivias hospitality was amazing. We will definitely be back!
