    Just the location it is situated
    It is just an overhyped place. Most of the facilities mentioned in booking.com are not there. No hot water no proper toiletries. Some dark room. It is not a resort just a hotel with rooms and a small pool. It is worth half the money I paid(7k per day). The staff doesn't even smile properly. Booking.com mentioned that I can pay when I arrive at the property with any form of wire transfer or credit cards. The property asked me to pay immediately when booked and they won't accept credit cards. Overall my first time having a bad experience with booking.com

    Breakfast was per choice. Very good.

    Excellent stay, super friendly and great hosts. I will be back.
    It was my first time to GOA and I loved every minute of it, the staff, the food, the cleanliness of the room the location could not be faulted. Eddy and the team are super friendly and cant do enough to help you. Of course everything is great value for money and I personally could not find a fault.

    What do you want? Good stay ? Clean Rooms ? Clean washrooms ? Nice staff ? Then you are at the right place. Sea view resort is very near to Patnum beach. You can reach the beach in 2 minutes from the hotel by walk Eddy helped us in planing our south goa exploration, One of the finest stays totally worth the money you spend .

    Cheap and cheerful but pool disappointing.
    Close to beach. Had a pool.
    Soo many rules and regulations listed everywhere. Pool did not look clean and pool area not cleaned. Sun lounger chained to post but kept falling off the ledge.

    - location was great - nice big room (suite) - restaurant on site had good food and was in line with other places prices - hot water shower - nice pool (although didnt use it due to no umbrellas over sunbeds and lots of rules) - room was clean and bed comfortable
    - had lots of whats app messages before we arrived requesting us to pay via wise. We didnt feel very comfortable with this, received lots of messages asking us to pay and came across a little bit threatening. A friend of ours lives local and went to the property to check this out, they were told it was due to fake bookings for longer periods of time. Friend offered a cash deposit (this wasnt accepted) and reassured them we were real. I therefore did not pay via wise! We still had a booking when we arrived and check in was smooth. Feel it would be preferred if they need payment beforehand to pay via booking.com so that you can pay via credit card for protection - just a little note - no tea or coffee in the room even though there was a kettle - no water refill or drinking water provided in the room - no floor or hand towel available - had to check out at 5.30 am for airport, had arranged this however no one was around. We left the key in the room and messaged which was all okay. Could do with a box to leave keys on early check outs

    Relaxing stay close to the beach
    Lovely hotel in the centre of a Patnem a short walk from the beach and a short tuk tuk ride away from the busier Palolem. The pool was a great asset and well maintained. I upgraded to the premium room and had a lovely balcony, good shower, a fridge and kettle and WiFi was very good. Also airport taxi available

    Everything!! The location was perfect.. a 5min walk to the beech.. which is not yet spoilt. we paid for a deluxe room and it was beautiful bright, clean and airy .. the staff were friendly.. the pool was an added bonus.. well cared for and clean the setting was lovely.. highly recommend.. would definitely stay there again

    Pool is a bonus. Location is excellent. Staff very friendly and professional. Lovely balcony overlooking pool
    Glad I paid extra and upgraded to suite as deluxe rooms were very basic
