I don't normally do reviews, but I really like this spot, which has grown on me now that I have some sense of my direction in Venice. I want this B&B to maybe make a few changes to become a 4-star and not a 3-star: Pros It's on the canal, which is lovely. You can see it from your window. The property is in a relatively quiet neighborhood, 10-15 minutes walking from most sites including Saint Marcos Square, etc., and the docks where the water taxis and water shuttle buses drop you off. It's a relatively clean room. There are several restaurants nearby, a laundromat and a grocery store 5 minutes away. Super nice, helpful people who speak some English.

Cons 1. No one meets you at the dock nor where the directors clear in the replies via email (they don't give you a phone number), so I spent an hour walking in circles with my luggage to find the place. If someone met you at the docks, that would increase the first-timer's experience 100%. We won't be flustered, sweaty, angry travelers upon arrival. 2. No breakfast, juice or coffee even though it's a B&B and even though there's a kitchen area on the 3rd floor near my room. The chairs and tables are covered. 3. Starting in the morning to the evening, workers are pounding, sanding, hammering, staining, painting, etc. during my entire 4-day stay. When I wanted to come take a nap after hours of walking the streets, there was massive or minor noise. 4. The shower water temperature changes from hot to cold while on. Not cool. There's also a non-working light socket in the shower right above you that's pulled out. It makes me feel like a camera could be there. 5. No maps. No restaurant recommendations. No verbiage in the room. 6. Pillows are super uncomfortable. 7. When you email the receptionist, rather than go down and climb back up the three flights of stairs for something, it takes an entire day for you to get your reply. I'm used to having the ability to hit "0" on the phone because there's a little piece of paper that tells you to do this. 8. Very picky last comment - get "Do Not Disturb" signs for doorknobs. Very easy to make. Again, it felt like home my last day there, yet a few little tweaks could elevate what they offer.

Nice size, comfortable room. Fantastic location

The bathroom could be updated, tiles were very grubby and mouldy could do with a re grout.

Okay

I liked the location, although it was in the centre it was nice and quiet. Another thing that was good was the fact that all the good restaurants and souvenir shop were near the hotel too. Also liked how easy it was to get to the hotel, and the entrance of it. Our room was lovely and quite big and we got a pretty view out of the window.

One problem we faced was the fact that our hair dryer didn't work. Also the maid come only at 10 in he morning and if you were not out of the hotel by that time she didn't come back and your room was left uncleaned.

It's okay

Great view from the window, especially at night when the moon is shining, you can see the water below and the gondolas. A very beautiful landscape from the window, both of the water and the rooftops of Venice.

Slightly below average compared to a hotel, but not by much. Overall, it's a good choice for an overnight stay without any frills but with a great view from the window.

Superb

The location as it was close to where we needed to be for our day tour and also a nice walk to shops and restaurants and cafs.

We could clearly hear one of the rooms as if they were in the same room as us. As previously mentioned in other reviews the 3 flights of stairs are narrow and steep.
