You get what you pay for

Good thing about they property is the proximity to the town of Montepulciano and the staff. Other than that the breakfast is decent nothing special though.

the hotel is very old and run down. The rooms are very small and need major upgrade. Over all, the hotel is very underwhelming but price is good.

Try the local wine its amazing .

Nice location close to everything - the pizza restaurant next door is a must it was amazing ! The best pizza in Italy yet , try the local wine too was so good !

We had breakfast included and they charged us for the coffee . Bit strange , as usually thats included . Lovely breakfast though.

Great location 5 minute drive from Montepulciano.

Liked the balcony, the ability to walk on the property, beautiful pool, owners are laid back and willing to help.The breakfast was great combination of sweet and savory. They have their own vineyards.

The room could use some paint.

Greatest Villa for authentic Italian stay.

Everything was clean, rooms were spacious, bedrooms were clean and comfortable. Staff was very friendly. Everything looked exactly like in pictures.

They were extremely unwelcoming to a female solo traveler such as myself. They didnt even greet me when I walked in the

Rude staff, very unwelcoming to a female solo traveler. They dont mention the bus doesnt run on Sundays so coming without a car is impossible. They dont explain anything about facilities upon arrival. My room was facing a busy road and it was super loud with the sounds of cars passing. The single bedrooms are old and unrenovated and look nothing like the modern photos. The vineyard is far away and super hard to get to without a car. I left early.
