Great layout, good sized pool and perfect for family holidays. We also loved the location

It needed a little bit of a renovation. Cracks in the walls, damaged furniture in the rooms, dirty marks on walls.

Spacious villa with shaded pool area

Very spacious, very private villa in a quiet, local neighborhood. The best part of the villa was the privacy! People could not look in and watch us as we lounged by the pool. The villa was very large, with far more space than our family of 7 required, including an open kitchen and everything we needed for cooking meals. The walk to the restaurants was under 10 minutes; the walk to Karon Beach was about 15 minutes. Our host was very good about contacting tuk-tuks for us any time we wanted to catch a ride, rather than walk. There was not a welcome book in the villa, but when we asked for recommendations to places, Nam was kind to offer suggestions. The beds were very comfortable, a cleaning service came in daily, the washing machine was great, and the private pool in our yard was our kids' favorite thing. Our airport transfers were easily arranged through the villa. They were very gracious about our extremely late check in time, and they even allowed us an extra late check out, which was fantastic because we had a late night departure. There were a few maintenance issues which arose during our stay, but Nam was very responsive to texts and quick to react, as she always was if we had any question or needed assistance. Her concierge-like communication was one of the best things about our stay in the villa.

The particular villa we stayed in happened to have shade only in the backyard/pool area. Unfortunately, you couldn't tell that from the pictures, so while the pool area was beautiful and comfortable, it just lacked sunshine. We hoped to lay out in the sun, but could only do that at the beach. Another negative experience was at check out when the staff came in and literally counted the glasses in the cupboard, then tried to charge us for missing ones. We pointed out that they were in the drying rack, so all was fine, but it was very stressful as we were leaving and considering the tremendous amount of money we paid for the villa, very cheap and unnecessary. Nam had provided great customer service during our stay, so that left a bad final impression. But the biggest issue we had which was not completely clear at the time of our booking, was that you cannot pay with a credit card! We had to pay in cash or via wire transfer. We've never before experienced that with a booking.com property; it was challenging, involved extra exchange fees, and definitely not our preference. If we realized before reserving, we would never have the booked this property because of that issue.

Nam was a super host and kindly arranged all our trips, resteraunt bookings and even went out her way to organise my son

The villas with their own swimming pools are beautiful and within a short walk away from the Main Street and Beach in Karon, very private, the staff on site were on hand all the time to assist.

Will recommend to everyone.

It was very clean, good location, and cleaning daily.

Water pressure is not enough specially for the showers. Sometimes hot water doesn't come out after a while and pool light turns off everyday and we gotta call the hotel to get it fixed almost everyday. Also WiFi was really slow.
