Superb

Location, Location, Location!

The hot breakfast was great!! The staff were all so kind and helpful with anything that was needed! Beds and pillows were quite comfy, and the rooms were very spacious. The location is wonderful! A lot of things to do, shop, and eat all within walking distance. The pier is a great place to watch the sunsets or fish. Being able to bring our dog with us was also a huge bonus. We have visited this hotel for several years now, and the staff and location continue to bring us back.

The pool was closed for maintenance, and new bricks were being laid. It will look fantastic when it's done, but a bummer not having a heated pool/ hot tub when the weather was just a little too cool to swim. It would have been nice to know about it in advance.

Good

Pool was closed due to renovation. Was cool and rainy anyway. Rooms need to be updated. Coffee maker in room was not cleaned. Beds were surprisingly comfortable. Room was very spacious and balcony was big. Great place to watch the sunset, if there was one that weekend. All in all, if I was in the area again, i would probably stay again.

Disappointing

We won't return to this hotel.

The hotel is within walking distance to the downtown. They had many options for breakfast; eggs, potatoes, cereal, waffles, yogurt, fruit and juice.

We stayed at this hotel 3 times in 3 years, all in November. The pool and hot tub were unusable every time. The first two stays the pool was too, cold to use and the hot tub was broken. This time the pool and hot tub were both shut down for "renovations" our entire 12 day stay and they showed no signs of reopening soon. You must fight for a parking space with restaurant guests.

A great location and comfortable beds at a reasonable price.

The location on the waterfront and in downtown Dunedin was superb! The beds were very comfortable. Breakfast was much better than average.

The walls were thin, so sound seemed to echo throughout the building, especially doors slamming. Also, they decided to pull up all the landscaping in front of our room while we were there, so it was very dusty and a bit noisy as they were working. The coffee machine in the breakfast area was a bit complicated to use and made terrible coffee! The coffee in the lobby was even worse. It tasted like it was at least a day old!

Fantastic place. Great location the view was beautiful for watching the sun set.

Good

All in all a nice get away. But really disappointed that I paid more than I should have.

Location was good- able to walk everywhere. Loved the town and the Christmas festivities. Continental breakfast was decent.

Booked with booking.com and paid $200 more than I would have had I booked direct with the hotel - plus I would have also earned a $100 gift card if I had booked direct. Due to cancellation policies I could not cancel and rebook with the hotel. So, I was not happy with the price through booking.com! Also, the walls are paper thin, and we had a domestic argument going on right next door which was disturbing (in more ways than one) Also, I do not remember being made aware that the pool and hot tub would be closed due to resurfacing while we were there. The hot tub would have been nice.
