Nice owner who welcomed us and a charming clean B&B, we liked this area in Paris as well.
Difficult to find for the taxi driver as the B&B is up a tiny alleyway.

Everything was good. It was easy to find the location, there were many metro lines near the place. Msy Maxine welcomed us. He can speak enough English. It is a villa house with a small garden and quiet environment. The room was clean, comfortable and had everything you needed. The breakfast was basic but delicious with croissants, bagels and fresh fruit with yogurt. He was serving boiled eggs. Msy Maxine is a very cheerful, polite and helpful host. Everything was perfect. The atmosphere was great. Merci Msy Maxine.

Gem behind a gated alleyway, hidden away from the Main Street. Good access to the Marais!
Breakfast was lovely, held in a separate breakfast room: Presented on a tray a fresh Demi baguette and fresh croissants with different jams and choice of cheeses, complimentary soft boiled egg and as much coffee as one liked! Got to know 2 couples from Germany and the Tschech Republic resp. and had great breakfast conversation.
It was a bit challenging to find the location as the alley leading to the property is behind a gated entrance way which Google Maps did not indicate as such. But after passing it twice and slowing down, I found the intercom and entrance and was greeted by the very pleasant owner who was extremely accommodating .

nice option for couple but NOT for three
the owner, Maxim, was very kind and really wanted to help. Unfortunately he doesn't speak English so it was a little hard to communicate with him, but he tried to accommodate us especially at breakfast. the bed was very comfortable. nice little garden area the room next to ours ...for two...was MUCH nicer so could be good option for couple.
Room for three a little cramped. The kettle didn't work in our room...no fridge... not very clean . nowhere to put case. no where to hang things in very cramped shower...need hooks on walls/door to hang clothes.

Nice, quiet location. Very close to a metro station. There is also a small mini market and a very nice bakery nearby. The owner is very friendly and polite.
Breakfast was very plain. The room was too small and it needed maintenance.

Lovely, cosy and green place in center of Paris
Location was perfect, close to the center by bike and close to metro station. House was very nice, quiet location, great decoration and nice terrace. Breakfast was fine. Perhaps a little more bread if possible for men as they are more hungry. Super nice and friendly host.
Roof terrace is superb but perhaps nice if you could put a garden chair and table on this roof terrace to relax.

Maxim, the owner was lovely. He was obliging but we didn't speak French and he didn't speak English so we laughed and pantomimed our way through things. Breakfast consisted of fluffy warm delicious croissants, cream cheese, jam, mini baguettes and juice. We were offered an egg some days. All very nice. It was good to be near the Metro. Also, the local supermarket was very good. We ate our evening meal from their prepared food. We did have a kettle and Maxim gave us some cups to use.
There was great difficulty trying to find the address. Our driver had the area correct but the actual location was an issue. It turned out that the street, Villa des Iris, was actually a gated drive. This came off Passage des Mauxins. I will add the photos showing this so it may help future guests. Our room was very small with little room around the bed. Toiletries consisted of body wash. The bathroom was also very small. The door does not open fully as it is blocked by the basin. The shower is tucked in the corner between the toilet and basin with a shower curtain and very little space. We did not have an additional toilet, radio, microwave, toaster, kitchenware, dishwasher, fan, dressing room, oven, stovetop, clothes rack or drying rack, as stated in the room description. Also, in the room description was a dining table, dining area, coffee machine, and refrigerator, but these were available in the common breakfast room. We did have a little couch in our room which is a seating area, however, there was not the floor space to put our medium suitcase, so we had to use the couch for our bag and clothes. Also, there was meant to be a washing machine. We did find one in a cupboard behind a hat stand but it wasn't available for use as it couldn't be moved out to open the top, there was not room to put it anywhere and we don't think it was plumbed in. Maxim had gone away for a few days when we found it so had no-one to ask about it. This was annoying as we were travelling and chose this place to freshen our clothes. The location of the residence offered a few restaurants but none that attracted us.
