We had an excellent 4 day stay with Roy over Christmas period for visiting family .

Privacy , comfortable , ideally placed for walking into city centre

Road noise the first night . But we bought earplugs which greatly improved the situation

The room i booked is very clean and warm. Everything you need is provided. The location is only about 15 minutes to the shops in New Town. Very accessible to bus stops. And theres a cafe just across the house. Roy is also very nice and accommodating.

You have to be a little careful when going up and down the stairs because its a little tricky.

The staff we liaised with was very accommodating and pleasant. The house is exactly as expected and it was a pleasant stay, it is a touch further out depending on travel purposes, but it's such a walkable city it only takes 15 mins to walk to central or busses are great and 2 a journey.

The light and fan in our en suite kept breaking / not turning on throughout our stay.

Perfect for my purposes.

As on previous occasions I found the staff very helpful. The facilities are excellent. Breakfasts if required are an add on to the basic price but are well worth the extra 9 or so.
