Excellent home for vacation for large family.

The rooms are specious. The living room is large with dinning table for 6 seats. Swimming pools was clean with separate kids section. Washing machine, good WIFI, KaraOk system, LCD TV with computer connected.

The 3rd floor bedroom has no bathroom, only can use 1st floor shared bathroom. One of the bed room on second floor has access through another bed room , or from extra stairs from outside building. Location is a bit far from city.

Never been so bad ever

Actually, this villa is really nothing good to make me like it as there are a lot of bad things upset me and my family that totally ruin our trip in Pattaya.

Honestly, I have never had such bad experience on the property I booked via booking.com for last over 10 years. Those upfront reviews of this property in booking.com are totally misleading. First of all, the villa is so old and damaged everywhere. The wallpaper of the bedroom at the second floor have been tore off. Those wardrobes and cabinets are seriously worn-out, even in one of washroom at the second floor, the cabinet under the sink has grown mushroom which is really scary. The curtain of the bedroom at the ground floor is damaged and even cannot cover the window, so that it cannot block the sunlight in the morning which totally affected our sleep. Besides, although the kitchen is fully equipped, actually all of the utensils are dirty and old that I would not suggest to use, like the pans and pots got many scratches and oil stains. The swimming pool definitely needs to repair as there are a lot of tiles peeling off which is easy to get injured. Finally, the check in experience is not really smooth as the staff actually cannot be well communicated due to language problem. Therefore, we can't even find their help and solution on the problems we have mentioned above. This villa is really no good to stay and totally over priced, I cannot accept the quality of it by spending over 5000THB per night here. I strongly request booking.com should deal with it and don't let any more customer to suffer. It's really so upset to ruin a holiday by staying in such bad property. As a loyal customer by using the platform for over 10 years, it really destroy my trust to booking.com

Big house whit many bed en badhrooms swimingpool Personel very frendly Can let deliver good food.

Just everything can get upgradet in the house, exept the livingroom,kitchen that is good the rest u have everything but old, swimmingpool however the staff clean en check quality water very good it need back stone en fill the joints whit groud. but expecialy the bathrooms, they stink are old, have cockroach, the smell efect the hole house. i rent allready many villa in thailand so i can say for how it look and the location i find it is overpriced.

Nothing was good at all

The ac was not cooling in 3 rooms and their are cockroaches and beetles everywhere even on the bed. Noone helps even at 12/1 am at night we are all terrified and annoyed because it was so hot and their were no mosquito repellents. The bathroom was so sandy its like they dont clean Cockroaches even in the bathroom also bad and worn off furniture The utensils are very bad and smelly Also the owner told us check out at 12.30 as we requested for late checkout and the cleaner who came was refusing to give the cash back saying we are late. They were charging us for cleaning even though it says daily housekeeping Due to language barrier it was so difficult to negotiate they finally decided to return the money back. The curtains arent installed properly in some rooms

The place was good, huge and comfortable. Good for short trip with friends and family. All facility is good.

House is a little bit old so something in the house could be broke during the stay and owner will charge from customer.

Although there were a few issues we would definitely stay again, can recommend for sure!

Secure and well monitored by security. Close to shopping, beach and restaurants. The host and hostess were great and so helpful, anything we needed was not a problem for them! The beds are very comfortable, and linen & towels were clean and fresh. The pool was beautiful and clean, everything we needed on the patio. Good parking space for hired car.

The kitchen needed a thorough deep cleaning and the equipment for cleaning was very basic, no cleaning soaps besides dishwash liquid. There was no tumble dryer although it was advertised. The bath tub that is advertised is not functional, which was disappointing. The 3rd floor bedroom has no bathroom, so anyone staying up there would have to use the one of the ensuite bathrooms.
