Looking forward to returning!

Location location location! Add to that a very great staff and just the best vibe. The little out door sofas are an amazing spot to sit and relax. Just steps across the road to the beach.

It was convenient, cozy, and so restorative!

The Breakwater Hotel was perfect! It was located right on the beach, which was so convenient and peaceful. It was very affordable and such a cute, cozy place to stay! Its pet friendly which is good for me to know for future trips because I can bring my dog! There were some really cute dogs there. Thank you Breakwater! Ill definitely be coming back!

The walls were pretty thin. I could hear people in the other rooms. I was gone for most of the day but then once I got back to my room for down time, it was slightly distracting. It also made me insecure that all of my steps and other movements could be heard from folks next to me and below me. Not a deal breaker at all, but definitely something folks might want to know.

A rare Provincetown Pet Friendly Motor Inn with a great view!

Joe is the greatest amenity on the property! From my initial phone call through checking out Joe was a true pleasure in all regards. He is a gem! Meeting wonderful folks like Joe is one of the main reasons for my lifelong affection and highest regards for Provincetown, there is no other place on Earth I prefer more. Your decision to make The Breakwater pet friendly is so appreciated by those of us that always travel with our four legged family members. A big shout out to the breakfast. great coffee, muffins, cereal, hard eggs, yogurt, fruit and more!

Honestly the renovations were well thought out and make the most of the limited space that old motor inns possess, and having a comfortable outdoor seating area at each room is very helpful. I have nothing negative to comment on, as it was so well managed. Our room was missing the Keurig machine and Joe brought us one promptly so I could have a coffee prior to the 8am breakfast.

Great value off season for the area. Close to downtown, great beach view.

Spent the night for my wifes birthday, great view across the street. We were able to sit outside and watch the sunrise.

Bathroom was tight, small sink.

Loved the location, even during the off season. So quiet!

The staff was wonderful! John was absolutely inviting, welcoming, accommodating, and so helpful with reccomends around town. I visited during the off-season and still found plenty to do! The room was great location and wonderful view of the liniment and harbor

Cant wait to go back in the spring !!!!

The rooms were cozy and comfortable with a keurig and every TV station that you would need. We also liked the fact that you aloud dogs and had a smoking area. We did go down during the off season December 7-9z. So the price of the hotel was extremely affordable!!! I we also loved Joe who greeted us with a warm pleasant smile. He was very welcoming and informative about where to go in town!!!!
