Location was very good and hallway entrance is lovely. Great size room Really comfy bed

Wasn't made aware of the cost for bringing your dog until after we had booked. Not a huge price but would be better to know upfront (25 per night) Because we had dog, breakfast was served in a separate room which i understand but had to eat on our lap as there is only a sofa and coffee table to sit at. Breakfast service was laughably bad. We were completely forgotten about, it was cold and 2nd day was burnt. Lift was broken.. we were on top floor

Great value for money, brilliant breakfast, dog friendly and a beautiful property!

Beautiful property, close to the city centre and extremely dog friendly.

The lift not working (it is what it is.. they made us aware beforehand and took our luggage to the 4th floor and brought it back down). The mugs in our room hadnt been washed.

The staff at the reception. Very kind, friendly and helpful.

The room overall. This can be my individual experience. I was in room 26 and my room and the bathroom were very cold. I could actually feel the draft from the windows despite the radiators being on, especially since my bed was right beside the window. I also felt that the duvet and the glass were a bit smelly. The bathtub was also quite deep and didn't have anything to hold on to while getting down. The hot water took quite some time to get heated. On the third day of my stay there, the room wasn't cleaned properly, despite my attempts to keep the room clean as much as possible. Also, it would be great if a small vault can be kept in the rooms like most of the hotels.

Poor and disappointed - compliant to follow

Lift hasnt been working for over 6 months - my husband has a disability and the stairs were too much. Waitress was rude and sarcastic There was urine in the loo is 1st room and poo in the 2nd room toilet No hot water on either day

Very good

Large, comfortable room. Views. Bed comfy. Large bathroom. Accommodating and helpful staff. Good location.

Having to walk up 4 floors as lift was out of action. Bathroom needs some storage space other than the window ledge. Some tissues in the room would be nice. A key for each person needed for our convenience. Small issues - overall lovely.

Made my Edinburgh stay even more of a treat

Lovely little find. The weather was atrocious had planned to go sightseeing but it was actually a lovely room to spend the evening in. The library is amazing!!!

A couple of spare umbrellas to offer unsuspecting guests when the weather turns bad would be lovely

Beautiful neighbourhood, historic building, nice breakfast, friendly staff

We were on the -1 floor, basically the basement. Probably best since the lift doesn't work. But no view. The price should have reflected the drab setting. I would have booked another property had I known.

This trip supposed to be a Christmas and my birthday trip and it happened to be a disaster. Completely disappointed by m

The breakfast was mid, nothing special but at least not as disastrous as many other things here. Also, the location of the hotel is quite convenient (30 min walk from the train station)

The description itself was misleading - we received a room in the basement even though the room description had city view. The basement itself was horrible and the elevator was under repair so it was really messy in the corridor. The room was quite untidy when we arrived and there was no sun light at all as we were staying in the basement. The staff was extremely unhelpful and unfriendly as we wanted to change the hotel immediately after checking in and discovering all these horrible things and received no assistance. We were not helped in the least, no compensation or compromise offered whatsoever, none of our concerns were listened to. Yes, it was Christmas time, but the rooms were not even properly cleaned outside of the festivities. The breakfast was ok, but the soft eggs were cooked hard and continental breakfast items would run out. If you are lured in by the beautiful staircase pictures then dont be fooled as no rooms are up those stairs. Not worth the money.
